Sequóia’s investment process starts with asset origination. In this stage, the Company evaluates the asset’s adherence to the investment thesis, whether it fits the Fund’s portfolio and carries out a preliminary valuation by means of a proprietary methodology created by Sequóia based on three decades of experience in real estate management.
The acquisition price and other contractual terms are defined during negotiations. After execution of the acquisition contract, the diligence process begins and the lease agreements, tenant’s risk profile, property situation and environmental matters, among others, are evaluated.
After final approval by the Investment Committee, the property is acquired and the monitoring process begins, with constant credit evaluation and measures to prevent default, and management of the arrival of new tenants in case of vacancy.
Finally, whenever it is advantageous to its investors, the Fund will recycle assets in order to keep the portfolio always renewed and balanced.
